PARKING LOT & ROADWAY LIGHTING

OVERVIEW
WHAT WE DO
Parking lot and roadway lighting serves two functions: safety and security. Under-lit parking areas expose customers, patients, and employees to risk, and they expose property owners to liability. Over-lit areas waste energy and generate light trespass complaints. Lightning Mobile Electric designs parking and roadway lighting systems using photometric modeling software — calculating illumination levels, uniformity ratios, and light distribution patterns before a pole is set. We install new systems, retrofit existing fixtures to LED, and manage national multi-site rollout programs for retail, hospitality, and commercial property operators.
CAPABILITIES
SCOPE OF SERVICE
POLE & ARM INSTALLATION
New pole installation from foundation design through luminaire mounting. We calculate pole spacing based on photometric requirements, design concrete foundations to the pole manufacturer's specifications and local soil conditions, and coordinate the electrical service from the facility's distribution system. Single-site and multi-site installations are managed with the same documentation and quality standards.
- • Foundation design and concrete pad installation
- • Pole erection and arm bracket installation
- • Anchor bolt setting and pole base template
- • Electrical conduit and service wiring
- • Grounding and bonding per NEC requirements
- • Fixture mounting and leveling
LED FIXTURE RETROFIT
Convert existing metal halide, high-pressure sodium, and mercury vapor parking lot fixtures to modern LED. Fixture-for-fixture LED replacement typically reduces energy consumption by 60 percent or more. Where existing fixtures are in poor condition, full fixture replacement is recommended over retrofit kits. We perform photometric validation after installation to confirm illumination levels meet or exceed the original design requirements.
- • Shoebox and area light LED replacement
- • Retrofit kit installation for structurally sound fixtures
- • Power supply and ballast removal
- • Photocell and control integration
- • Photometric measurement verification after installation
- • Utility rebate documentation for replaced fixtures
PHOTOMETRIC DESIGN
Lighting performance is measured in foot-candles at the pavement surface and uniformity ratio — the ratio of maximum to minimum illumination. IES RP-8 provides guidance for parking area lighting: minimum 0.5 fc average for basic facilities, 1.0 fc average for high-activity areas. We model all installations before construction to verify compliance and allow fixture and spacing adjustments before concrete is poured.
- • Computer photometric modeling (AGI32, DIALux)
- • IES RP-8 compliance verification
- • Uniformity ratio calculation and documentation
- • Dark-sky compliant full-cutoff fixture specification
- • Light trespass analysis for adjacent properties
- • Post-installation light level measurements
LIGHTING CONTROLS & AUTOMATION
Smart lighting controls extend the energy savings of LED fixtures by an additional 20 to 40 percent. Occupancy-based dimming reduces output to 30 percent during low-traffic periods. Astronomical time clocks turn systems on at sunset and off at sunrise without drift. Networked lighting controls allow property managers to adjust setpoints, review energy consumption, and detect outages from a web browser.
- • Occupancy and motion sensor installation
- • Astronomical time-clock programming
- • Daylight harvesting controls
- • Networked lighting management system setup
- • Dimming and scene control configuration
- • Energy consumption monitoring and reporting

CASE STUDY
DENVER MUNICIPAL PARKING GARAGE · LED RETROFIT & OCCUPANCY AUTOMATION

PROJECT SCOPE
Multi-level municipal parking garage required a complete LED retrofit across all levels with integrated occupancy-based dimming and UV daylight sensing. The facility was subject to Denver's commercial building energy benchmarking ordinance and needed documented energy reduction to maintain compliance.
LED ROUTING & COST OPTIMIZATION
We developed a phased fixture replacement plan that concentrated conduit routing improvements on levels with the highest fixture density, reducing labor on multi-level installations. Bulk procurement of a standardized fixture across all levels eliminated per-fixture cost premiums and simplified the rebate application.
AUTOMATED OCCUPANCY CONTROL
We installed and programmed a fully automated lighting control system combining UV daylight sensing and vehicular occupancy detection. The system dims fixtures to 30 percent output in unoccupied zones and brings them to full output within 0.5 seconds of motion detection. Daylight harvesting on upper open levels reduces output proportionally when ambient light is sufficient. Real-time energy monitoring tracks performance against the pre-retrofit baseline.
COMPLIANCE & CLOSE-OUT
System operates within Denver's energy code requirements and city sustainability benchmarking mandates. Full close-out package included photometric measurements, energy baseline comparison, rebate application documentation, and a commissioning report for the city's sustainability records.
SCALE & EXECUTION
NATIONAL ROLLOUT CAPABILITY
MULTI-SITE STANDARDIZATION
National retail, hospitality, and commercial property operators manage consistent lighting standards across hundreds of locations. We develop standardized scope packages — fixture specifications, pole type, controls programming — that allow each site to be executed identically, reducing variation and simplifying rebate documentation across jurisdictions.
LARGE RETAIL CONVERSIONS
Quick-turn LED retrofit of existing retail parking lots requires power sequencing that keeps active areas lit during construction. We manage phased cutover of pole circuits, coordinate with store operations on construction windows, and complete sites with minimal impact on customers and parking availability.
PROGRAM MANAGEMENT & REPORTING
Multi-site rollout clients receive centralized progress reporting — installation status by site, rebate application status, energy baseline and post-retrofit comparison by location, and budget-to-actual cost tracking. We provide the reporting infrastructure national account facility managers need to manage large-scale capital programs.
