COMMERCIAL LED RETROFIT
60–80% ENERGY REDUCTION · REBATE CAPTURE · TURNKEY FROM AUDIT TO CLOSE-OUT
OVERVIEW
WHAT WE DO
Commercial LED retrofit is one of the highest-ROI capital improvements available to facility managers. Lightning Mobile Electric manages the full cycle — energy baseline audit, fixture specification, rebate pre-qualification, installation, and utility incentive submission. We work across warehouse, retail, manufacturing, office, and exterior applications in twelve states. Payback periods of 12 to 36 months are standard. Rebate capture from Xcel Energy, Rocky Mountain Power, and federal programs adds direct dollar value that we track and document for every project.
CAPABILITIES
SCOPE OF SERVICE
INTERIOR LED RETROFIT
Replace fluorescent, metal halide, and HPS fixtures with high-performance LED equivalents. We evaluate each application — picking aisle, office, retail floor, manufacturing bay — and specify the right fixture for task performance, CRI, color temperature, and dimming compatibility. Retrofit kits are used where fixture shells are sound; full fixture replacement where they are not.
- • Troffer and 2x4 LED panel replacement
- • High-bay LED for warehouses and manufacturing
- • Linear fluorescent T8/T5 replacement
- • Dimming ballast removal and LED driver installation
- • Color temperature and CRI specification for retail and healthcare
EXTERIOR & PARKING LOT LED
Parking lot, building perimeter, canopy, and roadway LED conversion. Photometric modeling is completed before fixture selection to ensure illumination levels meet IES RP-8 parking guidance and security requirements. We handle pole-mounted shoebox fixtures, wall packs, under-canopy, and area lighting.
- • Shoebox and area light LED replacement
- • Wall pack and flood LED conversion
- • Under-canopy LED for fuel stations and loading docks
- • Photocell and astronomical time-clock controls
- • Dark-sky and IES full-cutoff compliant designs
REBATE & INCENTIVE CAPTURE
Utility rebates can offset 20 to 50 percent of project cost. We manage the full rebate cycle — pre-approval submission, mid-project documentation, final application, and payment tracking. We also prepare supporting documentation for the 179D commercial energy efficiency tax deduction where applicable.
- • Xcel Energy commercial LED rebate programs
- • Rocky Mountain Power custom and prescriptive incentives
- • Federal 179D energy efficiency tax deduction documentation
- • On-bill financing program coordination
- • Rebate tracking and payment reconciliation
LIGHTING CONTROLS
Controls extend LED savings by an additional 15 to 30 percent beyond the fixture swap. Occupancy sensors prevent lighting waste in low-traffic areas. Daylight harvesting dims perimeter fixtures when sunlight is sufficient. Networked controls provide facility managers with real-time energy dashboards and remote adjust capability.
- • Wireless occupancy and vacancy sensors
- • Daylight harvesting with lux-level setpoints
- • Networked lighting controls and dashboards
- • BMS and EMS integration via BACnet and DALI
- • Emergency lighting and egress integration

THE 3P METHOD
HOW WE DELIVER
AUDIT
Photo-documented fixture inventory, wattage baseline, hours-of-operation data, and rebate program eligibility assessment. We deliver a written baseline report before any proposal.
PROPOSAL
Itemized scope with per-fixture costs, projected annual energy savings in kWh and dollars, rebate estimate, 179D eligibility, and payback period calculation. No generic estimates.
INSTALL
Fixture procurement, staging, and installation — typically after hours or on weekends to avoid production or retail disruption. Controls programming and commissioning included.
CLOSE-OUT
Rebate application submission with all required documentation, as-built fixture schedule, warranty registration, and energy baseline comparison report.
