OVERVIEW
WHAT WE DO
Tenant finish is where the lease drawing becomes a functioning space. It is also where inexperienced electrical contractors create problems — wrong circuit counts, undersized panels, missing code requirements, and work that fails inspection. Lightning Mobile Electric executes tenant finish electrical scope for office, retail, restaurant, medical, and mixed-use spaces with the same rigor we apply to new construction. We read the drawings, coordinate with the other trades, pull permits, rough in correctly, and close out with a complete code inspection and punch list. We do not leave change orders for the client to discover after walls are closed.
CAPABILITIES
SCOPE OF SERVICE
POWER DISTRIBUTION & CIRCUITS
Service panel sizing, sub-panel installation, and branch circuit layout for the tenant's actual equipment load — not what the architect assumed. We perform load calculations, verify available capacity in the building's main electrical system, coordinate with the landlord's electrical system where required, and install the proper panel and circuit count for the tenant's use.
- • Tenant sub-panel sizing and installation
- • Load calculation based on actual equipment schedule
- • Branch circuit installation for equipment, HVAC, and lighting
- • Dedicated circuits for commercial kitchen, medical, and AV equipment
- • GFCI and AFCI protection per NEC requirements
- • Circuit labeling and panel schedule delivery at close-out
LIGHTING & CONTROLS
Interior lighting for tenant finish must satisfy code illumination requirements, Title 24 or IECC energy code controls requirements, and the designer's intent — simultaneously. We install recessed lighting, linear LED, pendant fixtures, under-cabinet task lighting, and specialty architectural lighting. Occupancy sensors, daylight harvesting controls, and dimming systems are integrated where energy code mandates or the tenant's design requires.
- • Recessed downlighting and adjustable fixtures
- • Linear LED and troffer installation
- • Pendant and decorative fixture mounting
- • Occupancy sensor installation for energy code compliance
- • Dimming system installation and programming
- • Emergency egress and exit sign installation
SIGNAGE ELECTRICAL
Interior and exterior signage requires dedicated electrical circuits, proper transformer sizing, and coordination with the sign manufacturer for voltage and ampacity requirements. We install signage circuits for channel letter signs, LED cabinet signs, neon, backlit panels, and wayfinding systems. Sign transformer and driver installation is included in our signage electrical scope.
- • Interior illuminated sign circuit installation
- • Exterior channel letter and cabinet sign circuits
- • LED and neon sign transformer installation
- • Conduit and raceway to sign locations
- • Sign manufacturer coordination for electrical requirements
- • Permit compliance for sign electrical work
LOW-VOLTAGE & LIFE SAFETY
Tenant finish electrical scope extends to low-voltage systems — data drops, telephone, audio/visual, alarm, and security. We install and terminate structured cabling for network and communications, wire fire alarm branch devices where the building system is extended into the tenant space, and install exit signs and emergency lighting to NEC and life-safety code requirements.
- • Structured cabling and network drops
- • Fire alarm branch device installation and termination
- • Exit sign and emergency lighting installation
- • Alarm and security circuit rough-in
- • AV system rough-in conduit and pull string
- • Code inspection and punch list coordination

THE 3P METHOD
HOW WE DELIVER
PLAN
Drawing review, load calculation, coordination with GC and other trades, permit application, and phasing plan to minimize disruption to adjacent occupied spaces.
ROUGH-IN
Conduit installation, outlet box setting, panel installation, and underground or slab work — completed ahead of wall and ceiling close-in to keep the project on schedule.
FINISH
Fixture installation, device trim, panel termination, controls wiring, and sign electrical — executed after walls and ceilings are in place.
PUNCH & CLOSE
Code inspection, punch list completion, final testing, panel schedule delivery, and project documentation — including as-built markups for the tenant and landlord.
